Warner Robins Roof Pros is an insured, permit-pulling roofing contractor in Warner Robins, Georgia, handling roof replacement, leak repair, storm and hail damage, metal roofing, low-slope membrane and documented roof inspections for homes and commercial buildings. We work in laminate asphalt, standing seam and exposed-fastener metal, modified bitumen and single-ply, with new flashings and boots on every job.

Most roofs in this town are bought or sold under a deadline rather than after a storm. A contract has a closing date, a lender's appraiser has a form to complete, and a buyer's inspector has a morning. So we write our scopes and reports to be handed to those people, with the covering type, the fastening and flashing condition, dated photographs by slope and an estimate of remaining service life.

That is a different job than selling a roof, and it produces a different answer more often than you would expect. Sometimes the honest recommendation is a boot, a flashing and a paid report. We will put that in writing, take the small job, and tell you plainly when a full replacement is the only thing that will actually clear the file.

Our Roofing Services in Warner Robins, GA

Full Tear-Off Roof Replacement in Warner Robins, GA

Full Tear-Off Roof Replacement

The question here is rarely which shingle. It is whether you will still own the house when the roof stops working.

Leak Tracing and Repair in Warner Robins, GA

Leak Tracing and Repair

A leak is not a mystery. It is a path.

Storm Damage Restoration in Warner Robins, GA

Storm Damage Restoration

After a storm the roof is only half the work. The other half is the record.

Hail Bruising Assessment in Warner Robins, GA

Hail Bruising Assessment

Hail here is real but occasional. Middle Georgia is not the plains, and a roof in Houston County can go a long stretch without seeing a stone big enough to matter.

Wind Lift and Seal Failure Repair in Warner Robins, GA

Wind Lift and Seal Failure Repair

Wind damage that fails an inspection is rarely the shingle lying in the yard. It is the tab three courses up that you can lift with one finger, because the sealant strip released and nothing has stuck it back down since the afternoon it let go.

Documented Roof Condition Reports in Warner Robins, GA

Documented Roof Condition Reports

This is the page most of our neighbors near the base end up on first. Somebody wants a piece of paper about the roof, on a deadline, and nobody has explained who wants it or what it has to say.

Asphalt Shingle Roofing in Warner Robins, GA

Asphalt Shingle Roofing

Asphalt is what almost every roof in this part of Georgia is made of, and for a household on a single assignment it is usually the correct answer rather than a compromise you settled for. The argument genuinely worth having is about specification rather than the material itself.

Standing Seam and Metal Panel Roofing in Warner Robins, GA

Standing Seam and Metal Panel Roofing

Here is the part a metal roofing page usually leaves out. A standing seam roof is a forty-year decision, and a great many people buying houses in Warner Robins are working on a horizon of three or four years.

Concrete and Clay Tile Roofing in Warner Robins, GA

Concrete and Clay Tile Roofing

Tile is uncommon in Middle Georgia, and the first useful thing we usually do on a tile call is tell the caller what they actually have up there. A fair number of the roofs described to us over the phone as tile turn out to be a stamped metal profile.

Low-Slope and Porch Deck Membranes in Warner Robins, GA

Low-Slope and Porch Deck Membranes

Most low-slope roofing we do here is not a commercial building at all. It is a porch, a carport, a sunroom or a bedroom addition, where somebody framed a nearly flat deck against the back of a house and covered it with whatever was in the truck that week.

Roof Coatings and Sealants in Warner Robins, GA

Roof Coatings and Sealants

Coating is a maintenance product for a sound low-slope roof, and we sell less of it than most roofers around here do. It is not a repair and it is not a replacement.

Attic Intake and Exhaust Balance in Warner Robins, GA

Attic Intake and Exhaust Balance

Ventilation stays completely invisible right up until an appraiser or a buyer's inspector puts a head into your attic. Then it becomes the most visible thing in the entire file, because dark staining on the underside of the sheathing photographs beautifully and explains itself very badly.

Skylight Replacement and Curb Flashing in Warner Robins, GA

Skylight Replacement and Curb Flashing

Our first piece of advice about skylights runs against the direction of the sale. If you are putting the house on the market this year, do not add one.

Seamless Gutters and Downspouts in Warner Robins, GA

Seamless Gutters and Downspouts

Gutters get treated as trim, and they are not trim. They are the part of the roof that decides where several thousand gallons a year end up going, and where that water ends up is something lenders, appraisers and inspectors all hold firm opinions about.

Fascia, Soffit and Drip Edge in Warner Robins, GA

Fascia, Soffit and Drip Edge

The eave is where a roof gets judged from the driveway. Peeling paint, a sagging soffit panel and a dark stain down the fascia read as neglect before anybody has looked at a single shingle, and they are among the cheapest defects on a house to put right.

Chimney Flashing and Crickets in Warner Robins, GA

Chimney Flashing and Crickets

Chimneys leak more than any other feature on a residential roof, and the reason is nearly always that somebody solved a flashing problem with a tube instead of with metal. Caulk is a gasket, not a roof, and its service life is measured in a handful of Georgia summers.

Emergency Tarping and Dry-In in Warner Robins, GA

Emergency Tarping and Dry-In

If water is coming in right now, call and we will get it stopped. A proper tarp is anchored over a batten at the ridge, run well past the damage on all four sides, and fastened along battens rather than nailed through the field of a good roof.

Commercial and Industrial Roofing in Warner Robins, GA

Commercial and Industrial Roofing

Commercial work runs on a different clock than the houses on the rest of this site. Nobody is closing in thirty days.

Insurance Claim Documentation in Warner Robins, GA

Insurance Claim Documentation

Our most useful contribution on a claim is usually telling you which of two problems you actually have. A storm loss and a worn-out roof are different situations with different answers, and filing the second as the first is how people end up with a denial and no roof.

Why Warner Robins Chooses Warner Robins Roof Pros

  • We ask what the roof has to satisfy before we ask what it should cost, because a lender's appraiser, a buyer's inspector and an insurance adjuster want three different documents
  • Our written report separates the FHA test from the VA test, since only one of them carries a two-year remaining-life number and people are told otherwise constantly
  • We charge for inspections and do not leave a quote behind unless you ask, so the report is worth something to the person reading it after you
  • We refuse to coat a shingle roof at any price, and we will explain the arithmetic rather than quietly bidding the job somebody else will take
  • Tear-off is our default even where a layover is legal, because a second layer limits what the next owner is allowed to do with the roof
  • Every job leaves with dated photographs by slope and a closed permit record, filed so a family reading it from another state can use it

About Warner Robins Roof Pros in Warner Robins, GA

Warner Robins Roof Pros works Warner Robins, Centerville, Byron, Perry, Fort Valley and the counties around them, on houses and on commercial buildings. A large share of our neighbors here are airmen, civilian employees and contractors at the base, along with the families who move with them, and a good number of our calls come with a closing date attached to them.

That shapes how we work more than the weather does. We write things down, we date the photographs, and we assume a stranger will read the file later. A scope that only makes sense if you were standing in the driveway that day is not much use to someone reviewing it from another state six months on.

Here is when not to hire us. If your roof is under ten years old and a door-knocker told you it is hail-damaged, get a second opinion before anyone writes anything, and it does not have to be ours. If you need a coating on a shingle roof, we will not do it. And if you want somebody to help you get a claim paid on a worn-out roof, that is not work we take.

How It Works

01

Tell Us Who Is Asking

A lender's appraiser, a buyer's inspector, an adjuster and a landlord all want different documents. Two minutes on the phone establishing which one you are dealing with saves a wasted visit and usually narrows the work considerably.

02

Slope-by-Slope Inspection

We walk every plane we can stand on safely and use a pole camera or a drone for the rest, then get into the attic with a light to read the underside of the deck. Photographs are dated as they are taken, not afterward.

03

Two Numbers, Written Down

You get a repair price and a replacement price wherever both are genuinely possible, with what each one does and does not fix. If the repair is the right answer we say so in the same document, in plain words a third party can follow.

04

Permit, Work, Close-Out

We pull the permit under our own name, do the work, and get the final inspection closed rather than leaving it open on the address. You end up with photographs, the written scope and the permit record in one folder.

What Warner Robins Customers Say

★★★★★
We had four weeks before we had to be out and the appraiser wanted something in writing about the roof. They came out, said the roof was fine, gave us a dated report with photos of every slope and charged us for the inspection instead of trying to sell us a roof. The file cleared.
Marcus T. · Centerville
★★★★★
Called about a ceiling stain expecting bad news. Two guys, a hose and an hour later it was a cracked pipe boot. They replaced three of them, showed me the old ones, and wrote up what they did. The whole thing cost less than the estimate another company gave me over the phone without looking.
Renata H. · Perry
★★★★★
I asked about coating the shingles because somebody quoted it to me at a good price. They told me flat out they would not do it and explained why, then priced a partial repair on the slope that actually needed help. First contractor who has ever talked me out of spending money.
Doug W. · Byron
★★★★★
We manage a small retail plaza and they did a condition survey before quoting anything. Core cuts, a moisture scan, a marked-up plan showing which bays were wet. Turned out we needed two bays replaced and the rest coated, not a full tear-off. Saved us a very large number.

Commercial roofing services in Warner Robins, GA

Commercial and Industrial Roofing Across Middle Georgia

Warner Robins has a deep base of light industrial, warehouse and support buildings, plus the retail and office stock that grew up along Watson Boulevard and the Interstate 75 exits. We survey, repair, restore and replace low-slope roofs on that kind of building, and we start with a marked-up roof plan and a condition survey rather than with a bid.

Facilities managers are usually working toward a budget cycle, not a closing date, and the document they need is one they can defend upstairs.

  • Asset condition surveys with core cuts, moisture scanning and a marked-up roof plan
  • 60 and 80 mil TPO and EPDM single-ply, mechanically fastened or fully adhered
  • Two-ply modified bitumen, cold-applied or torch-applied where hot work is permitted
  • Standing seam and exposed-fastener metal over pre-engineered building frames
  • Silicone and acrylic restoration systems on sound metal and membrane substrates
  • Seam repair, fastener replacement and wet insulation replacement by bay
  • Drain, scupper and overflow work, including tapered insulation to correct ponding
  • Night and weekend scheduling on occupied retail, office and production buildings

Frequently Asked Questions

Does a VA appraisal require a roof to have a certain number of years left?

No, and this is the single most common mix-up we hear. The VA requirement is that the roof covering prevents moisture entering and provides reasonable future utility, durability and economy of maintenance. There is no stated number of years in it.

The FHA rule is the one with the number: an appraiser must notify the lender if the covering lacks a remaining physical life of at least two years, and must make the appraisal subject to inspection by a professional roofer when it does.

The appraiser never got on the roof. Is that normal?

Yes. Under VA rules the appraiser is not required to climb onto the roof, and an appraisal is not a home inspection in any case. When the roof cannot be viewed, the appraiser is expected to explain why and report how the condition was determined, which is exactly why dated documentation of the roof's age and condition is worth having ready.

Can I put a second layer of shingles on to save money before I sell?

You can in many situations, and we would still argue against it. VA requires all old shingles to come off when a defective roof carrying three or more layers has to be replaced, and HUD's rehabilitation checklist says a roof already carrying two layers should not be roofed over again. A layover saves you a little now and narrows what the next owner is permitted to do.

My roof failed the appraisal. Should I file an insurance claim?

Almost certainly not. Insurance covers sudden accidental damage, not a covering that has reached the end of its service life, and an appraisal deficiency is not a covered loss. Filing adds a claim to the loss history that follows the property to the next owner's insurance application, and it does not answer the appraiser's question.

Who pulls the permit for roofing work in Warner Robins?

Inside the city limits it goes through the City of Warner Robins building inspection office on Watson Boulevard, and in unincorporated Houston County it goes through the county's building inspection office on Carl Vinson Parkway. We pull it under our name and close it out, because an open permit on the address is a nuisance for whoever sells the house next.

We are PCSing in six weeks. Is there time to do anything?

Usually yes, if we are talking about flashings, boots, ridge caps or a section of decking. A full replacement on a straightforward house is a one to two day job once material is staged. What eats the calendar is scheduling around rain and getting the final inspection closed, so tell us the closing date first and we will work backward from it.
